Why the next few months could be your best window to sell your apartment in Bansko
If you’ve been thinking about selling your apartment in Bansko, then now might be the ideal time. Local real estate agents say they have a number of serious buyers lined up to buy apartments in Bansko, but there aren’t enough properties available.
Over the past year, interest from Bulgarians, digital nomads, and expats looking for year-round homes in Bansko has surged. The mix of affordable prices, improved infrastructure, and a thriving remote-work scene has made Bansko a thriving hub. Yet, despite this increase, the number of available properties on the market has decreased. This has created the ideal conditions for sellers.
“Our agency has more qualified buyers than available properties right now,” says local real estate agent and owner Cristian Zarnescu of Plus Property Bansko. “Well-presented apartments are selling quickly, and often at stronger prices than we’ve seen in years.” He added that many apartment owners who bought their places years ago are surprised by how much their homes are worth now.
Why are more Bulgarians buying in Bansko? With Bulgaria joining the Euro in January, lots of Bulgarians are taking out long-term mortgages (25-30 years) to buy second properties(1), often due to earning much higher wages from salaries earned outside of Bulgaria. They are buying at a fast pace as they anticipate property prices to rise come 2026.
However, if you’ve been to Bansko recently, then you’ll have seen all of the shell apartment buildings being renovated and ready for selling(2). However, these construction companies also believe prices will rise in 2026. What’s likely to happen? Thousands of new apartments come onto the market in Q1 next year, and it becomes a buyer’s market: for sale prices fall and it becomes difficult to sell your apartment for the amount you want.
This means that the next couple of months is the ideal time to sell your apartment in Bansko.
If you own a Bansko property you’re not using, it could be a great time to explore your options. Plus Property offers free valuations and friendly advice on how to prepare your home for a smooth, profitable sale.

Before You Go…
Is there going to be a bonfire on Guy Fawkes Night in Bansko?
As is tradition in the UK, on the 5th of November (one week on Wednesday), lots of people in the UK celebrate Bonfire Night. This usually involves bonfires either near people’s homes or where groups of people attend organised bonfires (commonly at sports clubs or community centres). There will also usually be fireworks.
As there is quite a significant number of expats from the UK who live in Bansko, Jay posted up an event in the Bansko Notice Board group to suggest we get together and celebrate the night together.
If you’re interested in either organising it or want to participate (you don’t need to be British), then head to the event here.
